The terms on which we provide our commercial finance broking services.
These terms of business apply whenever you instruct us to help arrange commercial or investment property finance on your behalf. By proceeding with an enquiry or application through us, you accept these terms.
Raise The Bridge acts as an independent commercial finance broker. We are not a lender. We use our access to the whole of the market to identify suitable lenders and present your case to them — we do not guarantee that any lender will offer you finance, or on what terms.
Raise Commercial Ltd is not authorised or regulated by the Financial Conduct Authority. We arrange unregulated commercial and investment finance only, including bridging loans secured against property that is not, and will not become, the borrower's or their family's home. We do not arrange or advise on regulated credit agreements or regulated mortgage contracts.
We may be paid in either or both of the following ways:
You're responsible for giving us accurate, complete and up-to-date information promptly, as lenders rely on this information when making their decision. Inaccurate or incomplete information can delay or prevent your application from succeeding.
We'll act with reasonable skill and care in identifying suitable lenders and presenting your case, and we'll keep the information you give us confidential, save where we need to share it with lenders, packagers or other brokers to arrange your finance, or where we're required to by law.
Please make borrowing decisions carefully. Property or other assets offered as security may be at risk if you cannot keep up with repayments.
We may receive commission from more than one lender. We'll manage any conflict of interest fairly and let you know about anything that could reasonably affect the advice or service we give you.
We are not liable for any indirect or consequential loss arising from our services. Nothing in these terms limits or excludes any liability that cannot lawfully be limited or excluded, such as liability for fraud or for death or personal injury caused by negligence.
We handle your personal information in line with our Privacy Policy and Data Protection page.
If you're ever unhappy with our service, see our How to Make a Complaint page for how to raise it and what happens next.
Either of us may end our engagement at any time by giving written notice to the other. You'll remain responsible for any fees relating to work we've already carried out on your behalf up to that point.
These terms are governed by the law of England and Wales, and any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales.
